Supports the entire process for managing buildings and installations. In addition to many boundary areas, following areas are fully covered: area management, workplace management, cost centre assignments, cost allocations, cleaning management, closing management.


The basis for maintenance is the documentation of installations and devices which need to be checked and maintained. Speedikon® C facilitates the documentation in flexible structures adapted to the requirements of the company. Therefore, both building services installations, devices subject to inspection as well as production technological installations are included. The assignment to component type designations and trades supports the categorisation of plants as well.

Within the framework of maintenance, the cyclic or action-controlled measures for maintenance, inspection or statutory testing as well as repairs especially of technical installations and machines are managed. The activities to be carried out e.g. according to VDMA 24186 or individual performance lists serve as a basis.  Corresponding tasks are combined  in work plans and serve as a set of rules for the generation of individual work orders. Freely definable cycles for the entire measure or the individual activity supplemented by the control via operating hours or other event parameters form the basis for the generation of individual work orders.

The generation of cyclical or event-controlled work orders is made via scheduler in order to create work orders in time and independently of the predecessor order. The work-off takes place in the process if required via several statuses: open, planned/ granted / released, processed, completed, accepted. The different sub-steps are assigned to different users via role concept.

Individually configurable evaluation lists support planning, organisation of human resources for work-off and control. Overdue work orders can be detected just as quickly as costs that run out of control.



Various services are offered and worked-off in the field of building operations in every company. A help or service desk is a suitable tool to reasonably support the process around these services.

Every employee in the company can usually make a notification. A notification can be an indication for a fault or a concrete order for cleaning or a move. speedikon® C provides flexible collection masks in which information need to be entered by the notifier depending on the type of message in order to edit the notification.   

The notification is forwarded to appropriate persons or groups depending on the notification type and notification location.
A flexible role concept which includes roles such as distributors, coordinators, executors or administrators is the basis for working-off the notification. Once all notifications are accepted centrally, the notification is forwarded via distributor which evaluates the notifications and transfers them to the correct group or person for processing. This step can be automated if there are clearly defined responsibilities that can be taken into regulations.

The executers complete the notifications and report them back or close them immediately. The work is documented in any case. Often it is documented with corresponding monetary and temporal expenses which can be charged to the notifier. If the work is carried out externally without an external service provider having access to the system, the coordinator role is activated. The coordinator role evaluates and accepts notifications and transfers them to the service provider via other means. If the work is done, it will close the notifications as well. All roles can be combined in a service desk with each other.

Evaluations on the duration of notification processing, notifications per month or notifications per notification type can be easily created with standard mechanisms in speedikon® C.


Life Cycle Management

The life-cycle consideration of assets is the prerequisite for more transparency regarding the state of buildings and installations and their costs in the company. The continuous evaluation of installations and building components reduces costs for management and resources. The information obtained from this is the basis for the support of investment and restructuring decisions. Therefore, investment peaks are avoided more easily since reliable forecasts for states and costs exist.

The core element of life-cycle management is the aging of components which is simulated in a system such as speedikon® C via so-called aging curves. It is based on components´ lifetimes which are initially taken from literature but are further sharpened during the course of the project. Therefore, replacement times of installations can be determined  easily. A regular manual evaluation verifies forecasts.  Ongoing operating costs are determined by projection of current actual costs. . The exchange costs can be generated via item catalogues or shares of total new construction costs.

External influences such as legal compliance and availability of spare parts must also be taken into consideration in addition to aging of the installation; therefore, the evaluation always consists of different criteria.

Assets are simulated in a graphical interface. The simulation provides reliable information on the development of the state of the individual installation and individual components as well as different levels of hierarchy. The state of the building can be visually recognized at a glance via traffic light system. The traffic light view is combined with cost diagrams which are showing investment peaks and cost increases.

The simulation provides even more information since any variants can be created and calculated within the simulation: what impact does an earlier exchange date have for example, how long can the building be maintained with an emergency maintenance, are repairs worth as an interim solution

Lifecycle management provides the basis for efficient budget and investment planning.




In the course of digitization rapidly increasing every day, Data Centres turn into strategic and even critical assets in corporations and organisations. As a modular, fully scalable IT platform, DAMS C supports all relevant DC-processes, that DC Managers face every day when trying to optimize OPEX in their Data Centres. DAMS C goes way beyond the functionality of classic DCIM tools, as our C-platform opens integrated access to all further FM processes a Data Centre is in functional relation with. This includes access control and maintenance as well as Increase of efficiency of space, cost settlement or contract and cleaning management. This also responds directly to the current market tendency that DC and FM processes will live a closer integration in future.

BIM - Building Information Modeling and the use of data for the life cycle of buildings and installations. The intelligent 3-D model is at the forefront at BIM. During the planning and design phase it is created and provides necessary data for all processes while having the advantage of geometrically located information (3D).


Modern buildings, technical installations, machinery and equipment are capable of supplying more and more data that may be an important base for various processes.

Together with our sister company, WiriTec GmbH, we have developed secure and cost-effective solutions for collecting those data. For monitoring and storing those data we can rely on time-tested methods.

In addition to these measured data, the digital models are made up of master data with its individual properties, 2D and 3D representations, logical coherences together with their time dependencies. By adding further process data from the maintenance management, fault reporting or any technical or commercial process, this digital model may be augmented to a “digital twin”.

Using modern web-technologies allows for accessing all necessary data from anywhere by using any authorised Webbrowser or mobile device. Secure connections, encryptions as well as authorisation processes for both users and devices ensure that the data is kept safe.
A major challenge is the collection of measured data is inhomogeneous environments. Our overall aim is to use any existing infrastructure and interfaces so no additional investments in terms of hardware is necessary. All the popular BUS systems are available. Additionally we have created interfaces to various different data loggers and building/plant management systems, SNMP, OPC UA and webservices.

Mobile solutions and apps

The use of smartphones and tablets for a wide range of different processes is a requirement that is asked for by most of our customers today. The focus is on smooth integration into the entire process flow and safety. Depending on the requirements, we use 2 different app methods:

1. Native apps for complex and predictable processes which also have to take place to a large extent offline.

2. WEB Apps for access to the speedikon C system for graphics, queries, evaluations and simple data processing.

Native apps map complex mobile processes according to the customer's specifications and synchronise with the speedikon C system. They are implemented on the target hardware and use not only permanently installed device features such as barcode scanner, camera, RFID / RFC etc. but connected external devices as well. These apps work well for external service providers who only have to perform specific and clearly defined tasks (e.g. fire protection tests or data collections) without having to gain a further access to the core system. This results via decoupling of the speedikon C system and the targeted and supervised synchronisation.

All features of the speedikon C system can be transferred to mobile devices via web app. However, it is necessary to configure the user interfaces for the limited screen space and restrict the operation to available methods. Authorisation and authentication procedures secure and regulate the accesses.
